Today there are 2.46 billion (!) social media users around the globe, and these figures are expected to grow. With that said, if you as a real estate agent want to stay ahead of the game, you need to learn how to fully utilize the power of social media networks, because…

  1. …that’s where your customers are.
  2. …that’s where you as a real estate agent are expected to be.

Show your properties to the right people

Spreading the word on social media regarding any property you have on the market is a great way to get more viewers and buyers. Unfortunately, mass advertising isn’t going to give you the genuine leads and serious home buyers you want. By showing your properties to the right people at the right time, chances of getting serious home buyers increases significantly.

But how do you identify which segments to target? You can either use traditional market segmentation, where you divide your target group into smaller segments based on demographics and interests, or you let technology help you segment your audience based on actual facts. Who’s seeking that three bedroom apartment in the town center? Well, technology will give you the answer. This is something we talked about before and most likely will keep repeating. But the truth is, relevance is key and it will save you a lot of time and money in your marketing efforts.

Position yourself as the one and only agent in the area

Branding is critical for most businesses, but particularly in real estate where competition is fierce. Not only are you competing with other real estate businesses, but you’re potentially competing with the business of do-it-yourself buyers and sellers who work independently. The importance of a well-known brand in your local area is, of course, no news for you as a real estate agent. However, the digital era has become a game changer for how to do it. Social media gives you the opportunity to do what you’ve always done but in a new and more powerful way. It’s all about being where your customers are.

Without trash talking the classic printed letterbox drop; the digital version (still with the same message – “Hey, I just sold a house nearby you, curious of what buyers are willing to pay for your house?”) will boost your brand in a new field and reach a larger group of potential sellers. You’ll also be able to follow up and track the result of your branding efforts, which is hard to do with physical ads.
